Blog: Lozenets and Downtown Sofia with most apartment offers

A recent research shows that almost seventy percent of the Sofia apartment buyers prefer new homes and are looking for good location and infrastructure. Since the beginning of the year, the prices of the new construction homes kept their levels from the last quarter of the previous year and the apartments that wre provoking most of the interest where those which were in the final stage of completion, just before receiving Certificate for habitation. Most of the property investors concentrated on two-bedroom homes with approximately 70 sq.m of living area at the price of 60 000 Euros or less.



The clients of the real estate agents in Sofia are looking to buy homes to solve their residential needs and not for an investment. Recently on the market appeared new offers for renovated apartments in good districts, which were often coming fully furnished. These units were offered at 950 Euros/sq.m and they were reduced to 850 Euros/sq.m., on which level the deals were concluded. There are yet some clients who are looking for apartments in Sofia for investment purposes. They are often backed up by the mortgage loans, that are now again offered from the banks.



At the same time, there are no buyers for off-plan complexes, where the construction has not started yet or is in its beginning or middle stage of construction. This is so, because these properties are identified as high risk investments. The main reasons for that are the lack of profitable lending, the risk of late or unfinished construction and the risk of bankruptcy of the builder, along with the uncertainty about the profitability of the transaction and the poorly structured distribution of the residential area.
