Blog: Sofia rental market in 2009: predictions of the experts

Leading experts from several major real estate companies commented the condition of the realties sector in 2008 and gave their predictions for the coming 2009. They all stated that due to the influence of the world crisis, the real estate market underwent a serious transition from optimistic growth to pragmatism. The experts made prognosis that if the Bulgarian economy stays stable or grows even with slow pace, the realties market will go with a slow temp and will not experience a major drop.



According to the prognosis, there will be an increasing supply of properties and a decreasing demand, which will lead to stabilization in the prices of the newly constructed apartments. The number of the property deals is not expected to go up as the buyers are very cautious at the moment, the interest rates of the mortgages are very high and the lending requirements are still harsh. All agencies in the real estate sphere will be looking towards cash buyers and the people who will gain profit from the current situation will be the wise investors who now have excellent opportunities to sign profitable deals on luxury properties at low prices.



The predictions are that the confidence will slowly return to the market in 2009 and the prices will stabilize. Despite the crisis, the well made investments in the large cities, and especially Sofia, in the long run will prove to be really profitable. This is so because a property in good location will always keep and even increase its value and because such property will be easy to rent.
