The Sofia rental market keeps on being busy and there are offers for properties to answer every need and budget. Of course, the places for rent that enjoy greatest interest are those located near the main streets of the capital and the finest neighborhoods. The statistics of the Sofia real estate brokers shows that the decrease of the rent for Sofia houses in these districts like Dragalevtsi reaches 1.5 times. The rent depends on the type of the property, the level of luxury offered and whether it is furnished or not.
In year 2010, the rents of Sofia apartments went down with almost twenty percent or in other words if Sofia studios were rented for 200 Euros per month two years ago, now for the same money one could rent a Sofia one-bedroom apartment in good area and for fifty euros more – even in the center. Of course, the cheapest Sofia apartments for rent are the ones that provoke most interest, however the tenants insist at least the kitchen zone to be ready for usage and equipped with all items one need to prepare a meal. Usually, the tenants are looking for apartments that are close to their working place. The greatest demand is for fully or partly furnished apartments with one bedroom in the downtown zone of Sofia and the districts of Luylin and Mladost.
The above mentioned one bedroom and one room apartments are mainly demanded by Bulgarians who work in the capital. Further to that, there is a demand in the more luxurious segment, where foreign managers and diplomats are in search of luxurious houses and larger apartments that are properly and elegantly furnished and are equipped with alarm system, several bathrooms and garage. In general, the agencies say that they do not predict the rents to go up, rather to stay at the current rental levels and thus reach the expected stabilization of rents in Sofia.
