On demand: Sofia apartments near the metro stations
Real estate agencies indicate that there is a strong demand for two and three bedroom Sofia apartments near the existing metro stations and the metro stations under construction. Overall, despite the uncertainty of the buyers and the going on crisis, brokers observe stabilization of the prices of apartments in Sofia and constant interest in particular type of properties.
Buyers have many different reasons to search for a new home. The largest number of them are looking for bigger and more spacious property and there are those who want to change the neighborhood in which they live and move in an area with better infrastructure and reputation. Of course, there are few buyers who are looking for smaller flats and that are usually older couples. Almost three quarters of the buyers that bought apartments in 2010 were former tenants who have decided to invest in their own home. Many of these buyers are not relying on own funds and have taken mortgages.
In year 2010 most of the signed deals for apartments in Sofia were for properties sold by their first owner and were mainly for newly constructed homes. Of course, there is still a great demand for old brick-built apartments, but these properties are quite expensive in the capital Sofia. There was an increased interest in purchasing apartments in the districts of “Mladost”, “Dianabad" and "Darvenitsa”, because of the proximity to the metro stations. There the demand for two bedroom apartments is increased, as the number of the available units has decreased over the previous year.
