Rentals in Sofia high in the central areas and close to the universities
In answer to the expectations of the experts, the beginning of September brought stirring in the rental market. Those who are looking to rent apartment in Sofia could be divided into two groups, students and young people who have graduated in other cities or abroad and are now starting a new job in the Bulgarian capital.
The Sofia rentals with the highest increase are those renovated and sometimes furnished apartments that are set close to the university buildings, the Students' Town, Mladost, Darvenitsa and Dianabad, as well as the areas close to the business parks and administrative buildings.
The apartments that are in demand are the studios and the one-bedroom apartments, however sometimes group of friends also rent the two-bedroom apartments and share the bills. The sums paid per month have gone up significantly, if compared with the prices from last September.

The Sofia apartment tenants however come with a new profile as well. Along with the traditional interest shown by the students, there is a serious demand on the side of the business people and the representatives of foreign companies, who usually choose the Mladost district and are in search of larger and more luxurious apartments.
Leading experts from various real estate companies predict that the prices of the apartments I the capital Sofia will become stable and will grow up with slow paces until they reach their apogee in five-year time. Till now the realties market was so eager and the investors so many, that all accommodation units were fairly easy to sell.

The situation however has changed and today the buyers are quite demanding, searching for high quality, top materials, infrastructure and landscaping of the area, amenities and facilities close at hand. The new buyers are well-informed and highly-motivated people, who know that the good property is not the most expensive one. The additional extras like sports centre, restaurant, children playground further increase the value of the apartments. The good property is the one that will secure a maximum return of the investment if rented by a property management company or presented as a resale.
