Sofia apartment near the subway at a reasonable price
Recently the buyers and the tenants of properties in the capital have a new criteria for selection of apartments in Sofia and this is the subway and more accurately the proximity to a metro station. And if a year or two ago the clients were interested in properties near the boulevards “Tsarigradsko Schousse” and "Bulgaria", today those who want to invest in a Sofia apartment or need to change their lodgings are looking for properties that are along the subway or in close proximity to the existing metro stations or those that are under construction.

Despite that trend however, the presence or absence of a metro station is not decisive for the price of the property and the difference in the required amount per square meter for properties close and away from the metro stations is not striking, going approximately in the range of ten to fifteen percent. The usage of the subway as a means of transport with great potential for expansion and its coverage of new areas attracts those buyers who intend to take full advantage of these services to reach their workplace, plan to rent the property on long term basis or on short-term to tourists coming to Sofia. However, the presence of nearby subway station does not drive the customers to purchase or rent the property at any price. A metro station is a plus but is not mandatory for signing a deal.

The main factors for buying an apartment with one or two bedrooms in Sofia, as well as hiring similar property still remain the same as before the crisis and before the construction of the subway. They include location, environment in terms of areas with good and not so good reputation, quality of construction, availability of facilities, infrastructure and its maintenance. The proximity to a metro station is more vital for the market with the letting of rental properties than with the one for purchase of apartments in Sofia.
