Sofia boutique apartments wanted
The most sought after properties on the Sofia real estate market are the small apartments that cost approximately 25 000 Euros. Actually, during the first quarter of the year, the deals that were signed where for such Sofia apartments including studios and small one-bedroom apartments. The supply of this type of Sofia properties however is expected to decrease, as there are not so many new apartments being now constructed. Thus, it is expected that the demand for such small-size apartments will soon exceed the supply.
According to the national statistics, during the last three months the prices of the Sofia apartments have went down with more than 2 % if compared to the last three months of the previous year 2009. Currently, the most expensive apartments are concentrated in the cities of Varna and Sofia. The average price per sq.m in Sofia is more than 1500 BGN/sq.m.
The average bids for the 1-bedroom Sofia apartments under construction set in the southern districts of the capital are offered at the price levels that were valid three years ago. The cheapest offer is for sale at a price of 65 000 E and an area of 58 sq.m. In the Buxton district for example, the price of the apartments under construction varies from 750 to 1350 Euro/sq.m. In Knyazevo district, the lowest selling price of the Sofia units to be constructed is 33 500 Euro for 62 sq.m of living area. In Vitosha district, the cheapest offer is for 42 000 Euro to be paid for a Sofia apartment that is to be finished at the end of the summer.
