Sofia housing now affordable
After several years of Sofia housing prices going up, today we are asking ourselves whether the property prices have reached the bottom. And even if there is no unanimous answer on that, it is certain that the prices have not been that low since year 2006. The old panel apartments and the Sofia properties with northern disposition of the rooms or the apartment units in complexes with badly maintained common parts are facing a more serious decrease in their price, if compared to the brick-built apartments with better location and in good condition. The high-quality properties are even enjoying a slight increase in their prices.
Since the beginning of the year there is also a certain stirring on the Sofia property market and there are several factors for that. These factors include the reasonable prices of the available Sofia apartment units and the bank offers for mortgages. The truth is, there are buyers and they are active the minute they see a property that is offered at a good price by owners who are not greedy. The price of a one-bedroom apartment in Sofia, which features 60 sq.m of living area is in the price range of 45 – 60 000 Euros.
There is a property for every taste now in the capital. Since the beginning of the year, there are many new offers for apartments in brand new and well-maintained buildings. Some of these offers even include full furnishing package and paid maintenance price for the first year or two. The prices of these apartments vary from 750 to 1500 E/sq.m depending on the living area, the residential floor, the disposition of the apartment and the available facilities. The clients who buy apartments in gated complexes have stable income and insist that their neighbors are of the same or similar status. There are also exclusive offers in the lower price range too. They are for apartments in neighborhoods of Lyulin, Nadejda, Drujba, where could be purchased apartments at the price of 600-650 Euro per sq.m. There is also a tendency for slight increase in the prices, which is expected to happen in the third and the fourth quarter of this year. This however will happen only if the country goes out of its economic situation as it is now.
