Tendencies for the Sofia high-floor apartments and the Sofia rentals
Almost a thousand Sofia apartments located on the high floors are waiting for their buyers with new, reduced prices. These residential units are mostly two-bedroom and one-bedroom Sofia flats, though on these top floors could be found a few studio and three-bedroom Sofia apartment units as well. These residential units are generally part of large blocks with many residents and face a reduction of their price of almost ten per cent.

Another tendency that was well-outlined in the end of the summer was the increase in the number of the signed deals for renting of Sofia apartments. Quite active on the market are the first-year students and the students who used to live in the students dormitories, but are now looking for better living conditions. Great deal of these students is looking for apartments with decent selling price and good transport connections to the university they study in. Attracted by the reduced prices and the good supply levels, students and their families are buying Sofia flats they intend to use during the entire period of their study and then rent or sell, in case they decide to move out of the capital.

The long-term rental levels of one-bedroom Sofia apartments vary from 180 to 280 Euro per month and the districts that are most sought after are those along the Sofia underground system, namely Mladost, Darvenitsa, Lyulin and Iztok. Most of the rental contracts are signed in leva. The landlords are quite picky when choosing the tenants, despite the crises. They however are willing to make a reduction in the price, in case they consider certain tenants to be trustworthy or in case they pay the rent for several months in advance or sign for longer periods.
