Sofia apartments rental prices stay the same
During year 2012 the drop in the Sofia apartments prices was approximately 5 %, but the rental levels have remained the same. The average rental price is around 200 – 250 Euro per month for renovated Sofia apartments outside the city center. However, there are Sofia apartments that come with much higher rental levels, as well as such that are offered for a very low monthly rent. Exception is also made by the serviced central Sofia apartments and the luxurious spacious apartments and houses, which are all usually rented by foreign investors, well-to-do travelers, top managers etc. In general, there is a more serious interest in the rental of Sofia apartments in the months of March and September. This has nothing to do with the loan offers that banks provide. Sofia rental market is driven by the limited solvency of the people who are willing to rent the property and their natural desire to live in a spacious apartment and more pleasant area. That solvency of the people depends on the general economic condition of the country and the levels of employment. Since there are no indications for serious positive growth of the economy in 2013, real estate agents believe that the rental levels of the Sofia apartments will remain almost the same.
The tendency for this year as far as the rental market is concerned is for stable interest in the newly completed apartments in Sofia that are available for rent. Usually, these are studios and one-bedroom apartments in Sofia, but there are also available Sofia two-bedroom apartments. As a rule, those people who want to visit the capital for a short getaway or a long weekend tend to rent apartments in Sofia center, very close to all places of interest and entertainment or to rent apartments in the good areas of Sofia near a metro station, which will bring them fast to the center. All people who want to rent an apartment in Sofia, no matter if they intend to live there for a loner period or just to spend a week or two, have certain requirements. These people insist on the Sofia apartment to be in good overall condition and to be part of a good neighborhood. Highly valued are the proper infrastructure, the access to a kindergarten and school, a supermarket and even a sports center. People appreciate the quiet neighborhoods with low levels of crime, the well-kept common areas in the building, the security offered. Last, but not least, the future tenants prefer to have pleasant landlords and if possible to rent their Sofia apartments through property management and letting companies. This is especially valid for the short-term Sofia rentals of apartments in the center, which serve as a base for travelers who want to explore the Bulgarian capital, its historical monuments and cultural sites, but also its finest restaurants, trendiest bars and busiest night clubs. In this way, tourists are able to feel the atmosphere of the city and mingle with the locals in an effort to understand how they live.
