The unpredictable rental market in Sofia
If we compare the rental market in Sofia for the periods 2009 and 2010, we will notice that there is a greater demand for rental apartments and that the rents per month vary. And if in year 2009, people had the courage to take mortgages and buy an apartment in Sofia, in year 2010 they were more cautious, worried about the crisis and the uncertainty of their income and their jobs. The prognosis for year 2011 is that the rental market and the rental prices for apartments in Sofia will stabilize, where this will be one of the prime segments of work of the real estate companies.
As always, some of the Sofia neighborhoods face stagnation in the levels of demand, such as the district “Liulin” for example, while in other districts such as "Mladost", "Darvenitsa" and "Dianabad”, the demand for two and three bedroom apartments for rent has even increased. The rental market in Sofia shows that there is a certain preference to a region or type of housing.
Two of the neighborhoods of Sofia city are the absolute favorites and these are “Lozenets” and the city center, followed by the “Student’s Town” district. These are also the preferences for the short-term rental apartment in Sofia, namely the demand for holiday apartments which are booked by foreign tourists who come on a sightseeing tour in the city, but prefer this type of accommodation to the hotel rooms. The other tenants of Sofia apartments who are looking for long-term rentals, want to take maximum advantage of the market situation and are moving into spacious and nicer apartments with one or two bedrooms, with normal to low rental price in districts with good infrastructure and potential.
